CUSHMAN & WAKEFIELD -- A Cushman & Wakefield Equity, Debt & Structured Finance team of Rob Rubano, J.P. LeVeque, Ernesto Sanchez and Lars Weston served as the exclusive advisor to Saca Capital in the procurement of a $91 mil financing package from Rialto-Hines for One America Plaza, a Class A office tower located at 600 W Broadway in Downtown San Diego. As the tallest building in San Diego, One America Plaza is widely recognized as one of the most institutional and highly sought-after office addresses in the Downtown San Diego submarket. Saca Capital acquired the building from the Irvine Company, who invested significant capital to enhance the building’s infrastructure and preserve its premier status throughout nearly two decades of stewardship.

CBRE -- Shaun Moothart, Bruce Francis, Bob Ybarra, Doug Birrell and Nick Santangelo from CBRE’s Debt & Structured Finance team arranged a $28 mil refi loan for Jamboree Promenade, a 57.3k sf retail center located at 2626 - 2646 Dupont Drive in Irvine. Jamboree Promenade is strategically positioned in one of Orange County’s most densely populated areas. The property was built in 1989 and has 28 retail suites. The borrower of the seven-year, fixed-rate loan was a Singapore-based investor.
JLL CAPITAL MARKETS -- Brian Somoza with JLL Capital Markets arranged $23.44 mil in non-recourse construction financing for Chula Vista Storage, a 1,284-unit, to-be-built self-storage facility on 9.35 acres near the intersection of South Bay Expy and Eastlake Dr in Chula Vista, California. JLL worked on behalf of the borrower/developer, UTEX Storage Partners, to secure the four-year, floating-rate loan through a top-tier life insurance company. Chula Vista Storage will be operated and managed by a best-in-class, REIT third-party management platform. Upon delivery in 2026, Chula Vista Storage will offer 123.6k sf of storage space within two state-of-the-art, three-story buildings. The facility will have an on-site office, security, a 24-hour surveillance system, controlled access, climate-controlled units and boat/RV storage.

GANTRY -- Jeff Matlock, Joe Foley and Claire Jones with Gantry arranged a $9.35 mil permanent loan to refinance existing debt for the Memorial Towers apartments located at 5400 Memorial Drive in Houston, TX. The recently renovated mid-century property enjoys panoramic views of the downtown skyline from a location adjacent to the city’s famed Memorial Park. The nine-story tower features 112-units in studio, one- and two-bedroom floorplans. Renovations include upgraded unit interiors, resort style pool, clubhouse, speak easy style lounge, fitness center, pickle ball court, dog park and lobby. The 10-year loan was secured from a regional bank and offers an attractive fixed rate with prepayment flexibility.
BRIDGECORE CAPITAL -- BridgeCore Capital provided an expedited $1.8 mil refi loan on a 44- unit, two-story, 1957-vintage, multifamily complex in Berkeley, MO. The borrower sought to extricate itself from an existing loan as quickly as possible due to multiple technical defaults resulting from complexities with the existing agency lender. The 12-month recourse loan is at 10.75% with six months of minimum interest. Deryl Deese of Tauro Capital Advisors arranged the loan.
