Featuring the community’s first penthouse residences available for lease, the 268-unit property introduces a new standard of elevated, lock-and-leave living with refined design and thoughtfully curated amenities.
Nestled along one of the most scenic curves of The Woodlands Waterway, 1 Riva Row offers seamless connectivity to culture, chef-driven dining, entertainment, and outdoor recreation in a walkable, nature-rich setting. Residents enjoy instant access to the Waterway, kayaking and trails, open-air performances at The Cynthia Woods Mitchell Pavilion, and sought-after retail—all supporting a vibrant day-to-night lifestyle.
Offering 49 unique floorplans, the property includes studios, expansive three-bedroom flats, ground-level two-story townhomes with private entries, and exclusive penthouse suites. A four-story amenity center is designed to give residents “26 hours in the day,” featuring:
• Resort-style pool with cabanas and outdoor kitchens
• Sky lounge terrace with Waterway views
• Flexible co-working and social spaces
• Sports lounge with golf simulator and billiards
• Two-story fitness center
• Curated art installations
• Pet park and pet spa
• Bike and kayak storage
• Package services
• Electric vehicle charging
Sustainable design features—including enhanced air-quality systems, native landscaping, and high-efficiency energy and water systems—support the project’s anticipated LEED® Silver certification.
Other firms on the project team include: design architect Allford Hall Monaghan Morris (AHMM); interior designer MaRS Culture; landscape architect TBG; and general contractor Hoar Construction. The property is managed by Morgan Group.
