Veranda Dellbrook, a new single-family, build-to-rent project within the Dellrose master-planned community in Hockley, TX, has been completed. Designed by KTGY on behalf of Empire Homes, the 182-unit Veranda Dellbrook development is located on 15 acres at 23823 Cumberland Ridge Drive.
Veranda Dellbrook draws inspiration from a concept developed by KTGY’s Research + Development Studio, known as "The Patch," which anticipated the rising demand from renters seeking to move from traditional stacked apartments to detached homes. The cottage-style community blends the privacy of single-family living with the convenience of a professionally managed, highly amenitized neighborhood. The site design features internal paseos and walkways that connect each home to amenity spaces throughout the community, fostering an environment that emphasizes active mobility.
The project’s design is based on a central, repeatable floor plan module of 634 sf that includes one bedroom, one bathroom, a kitchen, and a living space that opens to a private side yard. This “core” plan ensures consistency across home types, streamlining construction while preserving the comfort, privacy and connection to outdoor space that today’s renters value.
Veranda Dellbrook’s aesthetic is modern farmhouse chic — intentionally bold yet contextually compatible with its surroundings. The home designs combine traditional materials with a contemporary sensibility, reshaping familiar forms and using rich architectural details. A monochromatic palette of grays, blacks and whites creates visual cohesion, while pitched rooflines add spaciousness and architectural interest.
The residences are designed to emphasize their strong connection to private outdoor spaces. Strategically placed windows maximize natural light while preserving privacy. Interior layouts were carefully arranged to ensure solitude, with walls bordering neighboring yards kept free of visual connections, allowing residents to enjoy quiet moments without sacrificing livability.
