Syndicate MMA, a mixed martial arts gym, paid $6.6 mil for an 18k sf, ($367/sf) multi-tenant retail building in Las Vegas in which they currently occupy the bulk of the space. Syndicate, who has been a tenant at the property since 2019, occupies approximately 15k sf with a salon and a medical practice within the remainder of the building.
The building, located at 6315 South Rainbow Blvd, is part of Rainbow Sunset Pavilion, a mixed-use center containing roughly 75k sf of retail and 450k sf of office space. The property is located just off the Interstate 215 Rainbow exit.
Other retail tenants at the center include Starbucks, Archi’s, and Yama Sushi. Some major office tenants include Boyd Gaming and Hakkasan Corporate, among others, creating favorable crossover traffic for the retail portion of the center.
Hillary Steinberg and Corina Towle of Avison Young represented the seller, a Las Vegas-based private trust. The buyer was repped by Kevin Jacobson of Iron Will LLC.
Since 2017, Steinberg and Towle have been successfully leasing seven buildings on behalf of the private trust (including the just sold 6315 South Rainbow property) that total approximately 64k sf and make up a major portion Rainbow Sunset Pavillion. There is currently just one 2k sf retail vacancy remaining. The seller in this sale continues to retain ownership of six buildings within Rainbow Sunset Pavilion.
