A Denver-based private investor closed on the ground lease purchase of a King Soopers fuel center property in Aurora, CO. The property, located at 6482 S. Parker Rd, traded for $3.6 mil.
Built in 2024, the 1k sf building is situated on 1.12 acres. It has a new 20-year, corporate-guaranteed lease in place from the parent company, The Kroger Co.
The property is an outparcel to Arapahoe Crossings, a 528k sf power center anchored by King Soopers grocery store, Kohl’s, Big Lots, and Burlington. The Kroger Co ground-leased the site to add a fuel center to its King Soopers-branded grocery store that has operated in the center for more than 20 years.
Patrick McGlinchey, Brian Wolfman, Justin Gregory and Erik Christopher with SRS Real Estate Partners represented the seller, a national REIT.
