NorthPoint Development Buys over 1 msf of Industrial Assets in Las Vegas

NorthPoint Development has acquired Las Vegas Logistics Center, a fully leased Class A industrial portfolio totaling 1.046 msf across three buildings in North Las Vegas. The portfolio includes 3837 Bay Lake Trail, 3717 Bay Lake Trail and 3200 E Gowan Road.

Spanning 50.4 acres, the buildings are all strategically located near Interstate 15, Harry Reid International Airport and the Union Pacific railyard. They are 100% leased to a diversified roster of five tenants including Amazon, which operates its only returns-focused distribution center in the Las Vegas market from the site.

Las Vegas Logistics Center features institutional-grade specifications including 30- to 32-foot clear heights, 202 dock-high doors, deep concrete truck courts and generous trailer and auto parking. At the time of sale, the portfolio had a weighted average lease term of 3.4 years with tenants across e-commerce, mobility, manufacturing and event logistics.

Colliers’ West Region Industrial Capital Markets team, led by Vice Chair Michael Kendall, Senior Vice President Gian Bruno and Vice President Kenny Patricia, represented both parties in the sale. In addition to brokering the sale, Colliers arranged acquisition financing as part of the deal. Executive Vice President Jeremy Thornton and Senior Vice Presidents Nicole Sayers and Andrew Gibson placed the debt. Vice Chairs Dan Doherty and Paul Sweetland, along with Executive Vice President Jerry Doty, provided local market insight and leasing support throughout the transaction process.
