Two fourplex apartment buildings in Evans, CO were acquired by a private investor in a $1.33 mil transaction. The transaction, which works out to roughly $166k/unit, marks the highest price-per-unit of a multifamily sale in Evans for the past two years.
Located at 3911-3925 Central St, the buildings were built in 2003 and consist of three-bedroom units with an average size of 1k sf. The apartments have in-unit washer/dryer hookups, private unit entrances, full kitchens, individual water heaters, central air conditioning, and forced air. The buildings feature an off-street parking lot available for tenants.
The properties offer quick access to U.S. Route 85 and U.S. Route 34 and are approximately 2.5 miles south of the University of Northern Colorado.
Charlie Mitelhaus of CBRE represented the unnamed seller in the transaction.
“These apartments have a floorplan that is typically highly sought-after in this submarket, reflected in the 100% occupancy rate at the time of purchase,” said Mitelhaus. “Coupled with being located in one of the fastest growing counties in the state, this in-demand apartment complex is a great investment.”
