A 61.1k sf industrial facility in Berthoud, CO sold for $6 mil ($98/sf). The property, located at 801 N. 2nd St, was acquired by JJH Global Realty IV LLC. The buyer operates a large-scale manufacturing and distribution company based in the Denver-metro area and intends to utilize the facility as a strategic component of that company.
Built in 2008 and formerly home to Lehman Printing, the single-story facility features 12’ to 33’ clear heights, eight dock doors and a BNSF rail spur. The building includes 58 parking spaces and a fully sprinklered interior, supported by a reinforced concrete foundation and thick concrete flooring. After Lehman vacated the facility, it was transitioned to manufacturing use.
Located just minutes from I-25, the property is centrally positioned within the Northern Colorado corridor, providing seamless multi-modal access across the region. The Berthoud area benefits from a deep labor pool spanning from Cheyenne, WY to Denver, CO, and continues to attract manufacturing, energy, bioscience and technical services companies.
Cushman & Wakefield’s Jason Ells and Alec Rhodes represented the seller, 801 N 2ND STREET BERTHOUD LLC, in the transaction. Angie Hiss and Philip Perington of Perington-Miller & Company repped the buyer in the deal.
