Tucson Single-Tenant Building Sells for $2 Mil

An 8.2k sf single-tenant retail property in Tucson, AZ was purchased for $2.03 mil ($248/sf) by 4-D Properties LLP. The property is located at 3719 North Campbell Ave, near the northwest corner of North Campbell Ave and East Prince Rd.

The property, which has a 100% occupancy rate, is occupied by Circle City ABA on a long-term lease. Built in 1990 and renovated in 2024, the property offers modern amenities and accessibility, making it an ideal location for Circle City ABA's operations.

Circle City ABA provides applied behavior analysis therapy to a wide spectrum of autism disorders, helping to increase communication, self-help and social skills for children with autism through its 28 locations nationwide.

CBRE’s Retail Investment Partners’ John Read, Trent Steeves and Philip Voorhees, along with Nancy McClure represented the seller, 3719 Campbell Partners LLC. 4-D Properties LLP was repped by Oxford Realty Advisors’ Lori Case and Doug Marsh.
