A 52.5k sf, single-tenant distribution facility in the Henderson submarket of Las Vegas traded hands in a recent $12.35 mil ($235/sf) transaction. The buyer of the property, located at 1110 Mary Crest Rd, was TA Realty.
Built in 1997, the building sits on a 3.28-acre lot. It is fully leased to American Furniture Rental, which recently extended its lease.
Key features of the property include 28-foot clear height, a 110-foot truck court, seven dock-high doors, two grade-level doors, ESFR sprinklers and 1,200 amps of power. The facility also includes approximately 5k sf of office space, enhancing its appeal for logistics and distribution operations.
Bret Hardy and Andrew Briner with Newmark represented the seller, Kennedy Wilson, in the transaction.
