Ferguson Enterprises has signed a long-term lease for a full 135k sf building at 25 North, a 70-acre master-planned industrial development in Thornton, CO. The facility is part of the project’s Phase II, currently under construction.
Ferguson sells quality plumbing supplies, HVAC products, and building supplies. The firm’s new freestanding facility is located at 14827 Grant St (Building 6) and is scheduled for completion in Q1-2024.
25 North is owned and developed by Denver-based EverWest Advisors LLC, an institutional real estate investment management firm, and Invesco Real Estate, a global real estate investment manager. When fully built out, 25 North will total approximately 935k sf across nine Class A industrial, warehouse, distribution and flex buildings.
Cushman & Wakefield’s Steve Hager, Matt Trone and Joey Trinkle represented ownership in the transaction. The tenant was repped by CBRE’s Jeremy Ballenger, Jessica Ostermick and Tyler Carner.
25 North offers a strategic location in the high growth North Denver area, with great accessibility and visibility as well as connectivity to Metro Denver, Boulder and Longmont. The location is approximately 20 minutes from Downtown Denver, with immediate access and visibility from I-25, with convenient access to E-470.
Currently under construction, the six Phase II buildings total 596.6k sf and, including Ferguson, are 42% preleased. Phase I consists of three completed buildings totaling 340.2k sf that are fully leased to a variety of prominent tenants including Sashco Inc (121k sf), Meati Foods (76.5k sf), and Solid Power (75k sf).
All buildings have energy efficient construction and feature 28’ to 32’ clear height, abundant natural light via skylights and clerestory windows, 60 mil TPO roof, ESFR fire suppression, efficient column spacing and bay depths, large truck courts and generous parking ratios.
