Providence Health & Services-Oregon signed a long-term lease for 18.9k sf at the 9450 Building located at 9450 SW Barnes Rd in Portland. Providence inked the deal for one of its groups, Providence Behavioral Health, which is an existing tenant and occupies the entire second floor of the building.
The 9450 Building fronts Hwy 26 near the 217 interchange. The property is near the MAX light rail and provides shuttle service to the transit center. With the Providence main campus across the road, proximity to Downtown Portland, easy access to freeways and no Business Income Tax due to its location in Washington County, the property is an attractive alternative for a variety of medical office tenants.
The property owner is in the final stages of completing a major renovation of the building, which includes a new brick veneer on the exterior, energy efficient windows, expanded parking lot, new landscaping and signage. The interior common areas, including bathrooms, hallways, ceilings, lighting have been all upgraded to Class A standards. Upon completion, the building is expected to receive a LEEDŽ Gold certification.
Thomas Fellman, Senior Vice President of CBRE Portland represented the landlord, Suntek Properties LLC, in this transaction. The terms were not disclosed.
