A 5.7k sf restaurant building in Simi Valley traded hands in a recent $2 mil ($350/sf) deal. The property, located at 698 E Los Angeles Ave, is a free-standing building within the Woodlands Plaza neighborhood center anchored by Stator Brothers grocery store. However, the parcel sold is under separate ownership from the rest of the center.
The restaurant enjoys a central location at a signalized intersection on the corner of 5th St and E Los Angeles Ave, accompanied by a spacious parking lot and favorable demographics with a strong daytime population, making it an ideal spot for a restaurant. Previously a Coco’s, the site was vacant at the time of the sale. The new owner intends to occupy and operate a popular breakfast restaurant.
Michael Schiff with NAI Capital Commercial’s Retail Services Group represented both the buyer, SSA California Properties LLC, and the seller, Barsky Family Limited Partnership, in the transaction. According to Schiff, they received multiple offers on the property, both for purchase and for lease.
