A 26.6k sf manufacturing facility in Oxnard sold for $4.3 mil, or $162/sf. The building is located at 2400 Sturgis Rd, within the Ventura County’s West submarket.
Built in 2004, the free standing single-story manufacturing building features 4.6k sf of office space, concrete tilt-up construction, two ground-level loading doors, one dock-high door and 45 parking spaces. The property is situated in a prime corner location along an excellent transportation corridor next Hwy 1 and the 101 Fwy. The project was building was delivered vacant at the close of escrow. The new owner plans to occupy the building for their business.
Matt Ehrlich and Mike Tharp with NAI Capital represented the seller, Boldt Enterprises LLC, in the transaction. The buyer was 2400 Sturgis Road Oxnard LLC, a Delaware limited liability company. According to Tharp, the sale set a record for this market on a per square foot basis.
