A 30.3k sf office / industrial complex in downtown Santa Barbara traded hands for $8.17 mil, or about $270/sf. It was purchased by Brian Lezak of Cameron Pacific, in conjunction with 6530 Sepulveda LLC.
The property is located at 126 E. Haley St, on the north side of Hwy 101, about two blocks from State St. The vintage, mixed-use complex benefits from a combination of flex/office space with roll-up doors on the bottom level and traditional office space on the second story.
The buyer plans to renovate the exterior and interior of the property with tech-like improvements throughout. Currently, there is little office space in the market and industrial vacancy is at an all-time low, factors which should benefit the value of the property and boost leasing interest once the improvements are finished.
