In a recent Simi Valley industrial sales comp, a 31.6k sf light industrial / manufacturing facility sold for $3.9 mil, or $124/sf. Located at 3990 Royal Ave, south of Los Angeles Ave and the 118 Fwy, the property was 100% leased to Pharmaceutic Litho & Label Company at the time of sale.
The single-story building sits on a 69.3k sf land parcel at the corner of Tapo Canyon and Royal Ave. The masonry building was constructed in 1984 and includes 10.2k sf of office space. It features dock-high and ground-level loading with 4k sf of production space. It is fully sprinkled with heavy power.
The tenant, Pharmaceutic Litho & Label Company, prints pharmaceutical labels at this facility. The company, one of a few printers dedicated to the pharmaceutical industry, supplies labeling and printing services for medical devices as well as the bio-tech industry.
The seller was 3990 Royal Corporation Inc. Scott L. Linklater with NAI Capital represented the buyer, TD Land LLC, in the purchase.
