We’ve got some recent office transaction activity to report from Ventura County. These latest deals consist of one building sale and three offices leases.
In the sale transaction, ZDI Inc purchased Mission Oaks Technology Center, a 265.4k sf business campus in Camarillo, for $11.15 mil ($42/sf). The center is located on a 20-acre site facing the 101 Fwy at 5151-5155 Camino Ruiz.
The property was sold by LBA Realty Inc, who acquired the business campus in December 2012 as part of a portfolio acquisition. Michael Slater, Tom Dwyer, Paul Farry, Doug Shaw and Jim Meaney of CBRE represented the seller in the transaction.
On the leasing side, Gold Coast Health Plan, an independent public entity governed by the Ventura County Medi-Cal Managed Care Commission, took 33.7k sf at 711 E. Daily Dr in Camarillo. Gold Coast Health Plan is relocating from 16k sf of space in Oxnard.
Westlake Village-based CallSource, a leader in call tracking-based solutions, signed a new, six-year lease for 25.5k sf at 5601 Lindero Canyon Rd. The building is owned by Arden Realty. CallSource will move from a freestanding building location to the new office in a multi-tenant property to allow for future growth.
And in Simi Valley, Tri-Counties Regional Center is relocating its Simi Valley 10.1k sf regional office at 1900 E. LA Ave to 2635 Park Center Drive after signing a six-year deal for 18k sf of space. The property is owned by Pacific Simi Associates/ Tri-Counties is a non-profit regional center in California providing life-long services and support for people with developmental disabilities residing in San Luis Obispo, Santa Barbara and Ventura Counties.
CBRE’s Dwyer and Slater represented the tenants in all three of these lease transactions, which totaled 77.2k sf of space. In the Tri-Counties deal, CBRE’s Rich Bright also repped the tenant, while CBRE’s Bob Kahn represented the landlord.
