Two Recent Leases at Camarillo Office Campus Worth $17.6 Mil

1/28/14

Two recent lease transactions at Camarillo Business Center in the Ventura County city of Camarillo total $17.6 mil in total value. The leases, by Gold Coast Health Plan and the GSA, were in separate buildings with different owners. Camarillo Business Center is a seven-building, 400k sf master-planned business campus located just off the 101 Fwy.

In one of the leases, Gold Coast Health Plan agreed to a 10-year, $7.8 mil lease for 33.7k sf at Camarillo Business Center II, located at 711 E. Daily Dr. Bill Kiefer, SIOR, of NAI Capital represented the landlord, 711 Building LLC.

The tenant, also known as Ventura County Medi-Cal Managed Care Commission, is an administrative facility serving more than 100,000 Medi-Cal beneficiaries living in Ventura County. They were repped in the deal by CBRE.

In the other lease, the General Services Administration inked a 15-year, $9.8 mil deal for 26k sf of space Camarillo Business Center IV, located at 760 Paseo Camarillo. The U.S. government will use the property to house the Bureau of Ocean Energy Management and Bureau of Safety and Environmental Enforcement.

The GSA was repped by Carpenter-Robbins Commercial Real Estate, out of San Ramon. NAI Capitalís Kiefer handled the landlord side of this transaction, representing Equity Office in the deal.

The Spanish-style office buildings that make up Camarillo Business Center are surrounded by an attractive courtyard and fountain. Space design services for these latest transactions were coordinated by the architecture firm, Subic & Associates, Ventura.
