Four units totaling 33.2k sf of space at the Patriot Commerce Center in the city of Moorpark recently sold in three separate transactions worth a combined $4.27 mil ($129/sf). The buyers were all owner/users.
“Activity at the Patriot Commerce Center has been very robust,” said Grant Fulkerson, principal of Lee & Associates, who, with Lee President Mike Tingus and Principal Scott Linklater, is the exclusive sales agent for the business park. “Including eight more units that are now in escrow, we will have sold 120k sf or 74 percent of the first phase of the business park.”
Topaz Systems Inc, makers of electronic signature software and pads, acquired two units totaling 25.8k sf at 875 Patriot Center Dr. The company will be relocating to the new facility from Simi Valley. Gary Seaton with NAI Capital represented Topaz in the transaction.
Fora Care Inc, which designs, develops and markets products for chronic disease management such as blood glucose and blood pressure monitoring devices, acquired a 5k sf unit at 882 Patriot Center Dr for its relocation from Newbury Park. Joyce Sun REALTOR of Thousand Oaks repped Fora Care in the transaction.
In the third transaction, Clearflo PoolsInc, a pool maintenance, repair and construction company, acquired a 2.5k sf facility at 882 Patriot Center Dr. Lee & Associates also represented the buyer in this transaction.
Developed by M.W. Ossola & Associates with construction by RCI Builders, Patriot Commerce Center consists of professional, medical and industrial buildings and condominiums, many ranging from 1.5k sf to 5k sf. The first phase of the development totaling 163.2k sf was completed about two years ago.
