Hazard Construction Buys Escondido Commercial Property

10/31/25

Hazard Construction purchased Escondido Ice Plex, a 6.32-acre commercial property in Escondido. Located at 555 North Tulip, the property consists of the 77.9k sf building of the former Escondido Ice Plex, a sale-leaseback of an existing power plant facility and excess yard space.

Located at the intersection of I-15 and Highway 78, the property offers excellent accessibility. The property features M-2 zoning and excess land, offering potential for future expansion and dock loading.

CBRE’s Roger Carlson and Blake Wilson represented the seller, Onward Energy, in the transaction. Kidder Mathew’s, Mickey Morera represented Hazard Construction, who will use the property as its North County headquarters to service jobs in the region.

“The sale included a partial sale-leaseback agreement, and its strategic location and flexible zoning provided an excellent opportunity for the buyer to expand its existing construction operation,” commented Carlson.
