Commercial Property in SoCal City of Yucaipa Picked Up by Private Investor in $7 Mil Deal

Tower Plaza Commercial Center, a 39.4k sf commercial property in Yucaipa, was acquired by an Inland Empire-based private investor in a $7.02 mil ($178/sf) transaction. The property is located at 34590–34664 County Line Rd, on a primary thoroughfare connecting Yucaipa and Calimesa to the I-10 Freeway via the County Line Road exit.

Built in 1995, the 100% occupied commercial center consists of three buildings and is home to a diverse mix of 27 internet resistant businesses including food, healthcare, beauty, finance, office and retail users. The units, ranging in size from 240 sf to 2.2k sf, are efficiently designed for easy combination or demising allowing ownership to attract a wider pool of tenants.

The City of Yucaipa is a rapidly growing foothill community with strong residential momentum and increasing demand for neighborhood retail/commercial services. Within a 5-mile radius the center serves a population of over 92,000 people with an average household income of more than $122,000.

Greg Bedell, CCIM with Progressive Real Estate Partners represented the seller, a private Inland Empire based investor and the original developer of the property. The buyer was repped by Tricia Cerda with REMAX Redlands.

According to Bedell, “With both parties being Inland Empire based this sale reflects the region’s growing affluence and investor sophistication. A decade ago, a $7 mil local-to-local trade of this size would have been exceptionally rare. Today, it underscores how wealth creation within the greater Inland Empire is fueling sustained retail investment and ownership within the community itself.”

Bedell added, “As a local investor, the buyer understood the Yucaipa market well and recognized that this center has long been one of the neighborhood commercial hubs serving the community. With the center’s limited competition, flexible space configurations and its meticulously maintained condition, the property offered a secure and strategic investment with upside potential over time.”
