Buie Stoddard Group has obtained $54 mil in loans on five retail shopping centers the company owns, with four of the centers located in South Orange County and the fifth one in North San Diego County. The properties were originally built or acquired by Buie between 1987 and 2011.
The new credit facility—comprising individual loans ranging from $5 mil to $25 mil— were arranged by Patrick Ward of MetroGroup Realty Finance and retired mortgages MetroGroup originally placed for the portfolio approximately 10 years ago.
The properties include:
• The Commons at Aliso Viejo Town Center, a 26,.5k sf retail center located at 26501 Aliso Creek Rd in Aliso Viejo
• Laguna Niguel Town Center, a 98.2k sf retail center located at 3000 Town Center Drive in Laguna Niguel
• Moulton Plaza, a 17.1k sf retail center located at 28083 Moulton Pkwy in Laguna Niguel
• Ortega Village, a 40.5k sf retail center located at 31654 Rancho Viejo Rd in San Juan Capistrano
• High Country Plaza, a 20.6k sf retail center located at 15805 Bernardo Center Drive, San Diego
According to Ward, using two lenders simplified the process for the borrower and reduced their transaction costs. The centers’ quality improvements and standout locations attracted favorable 10-year fixed-rate pricing with long-term amortizations.
