Lincoln Property Company and Brasa Capital Management have acquired Spectrum Tech Center, a two-building, 162k sf industrial / flex property in San Diego’s Kearny Mesa submarket, for $26.25 mil ($162/sf). The property is located at 4820 Overland Ave and 9112 Spectrum Center Blvd, north of Balboa Ave and west of I-15.
Spectrum Tech Center currently comprises two buildings on two parcels totaling 8.8 acres. The structures include a two- story, 59.5k sf corporate headquarters building and a 102.5k sf technical R&D, manufacturing, and distribution space building that is currently 33% leased.
The property’s strategic location positions it as an asset with substantial long-term value. This acquisition represents a significant opportunity in one of San Diego's most sought-after submarkets, known for its unparalleled access to five major freeways and proximity to thriving industries such as defense, life sciences, and technology.
The new owners will rebrand the property as Spectrum Logistics Center and plan renovations and potential enhancements designed to further align the site with current market demand for industrial space. The existing industrial building will be renovated, and the existing vacant office building will be demolished and replaced with a 3.7-acre IOS yard. Lincoln and Brasa Capital will begin demolition and construction activity on the site immediately, with delivery planned for late summer 2026.
As of Q2 2025, the Kearny Mesa industrial submarket reported a low vacancy rate hovering around 5.4%, with average asking rental rates at $1.90 per square foot NNN. The submarket continues to see strong demand, as evidenced by positive net absorption and close to 100k sf of industrial space delivered so far this year, further solidifying its reputation as a premier destination for logistics and distribution operations.
