Lowe has purchased Tenth & G, a 207-unit mixed-use residential community located within downtown San Diego’s ballpark district, in a $71 mil ($343k/unit) transaction. The eight-story building includes 8.3k sf of ground-floor retail.
Tenth & G is a concrete midrise structure that features a mix of studio, one- and two-bedroom floorplans, averaging 704 sf in size. Built in 2008, the distinctive architectural features include floor-to-ceiling windows, generous ceiling heights, exposed concrete accents and expansive panoramic views of the city and bay. At the time of sale, the property featured original finishes and will benefit from a comprehensive interior renovation and repositioning of the common area amenities.
The property is located at 707 Tenth Ave, in the center of downtown. It is just minutes from PETCO Park, the Gaslamp District and the Embarcadero, and is a short drive to the San Diego Zoo, Balboa Park, Coronado Island and the San Diego Airport.
Lowe plans to make renovations to the property. The work will include the common areas, the leasing office, a coworking space and the fitness center, in addition to implementing unit renovations.
CBRE's Rachel Parsons, Derrek Ostrzyzek, Mike Murphy and Kenji Thomas represented the the seller, a J.P. Morgan entity. Andrew Behrens and Jesse Weber of CBRE’s Debt and Structured Finance practice facilitated the loan on behalf of the buyer.
