A 24.1k sf industrial property in National City traded for $7.9 mil, or $328/sf. The property is located at 2100 Haffley Ave, situated between I-5 and the San Diego Bayfront.
The property spans just over two acres and features 18-foot clear heights, one grade-level door, five dock-high doors and two rail-served doors, as well as a low site coverage ratio of 0.27, allowing for significant outdoor storage.
The site is adjacent to the Chula Vista Bayfront development, the largest waterfront project on the West Coast. Once completed, the 535-acre development is expected to generate approximately $2.8 bil in regional economic impact.
ALC Investments LLC, a local owner-user, is the buyer. CBRE’s Matt Harris, Matt Pourcho and Anthony DeLorenzo represented the unnamed seller in the transaction.
“With its irreplaceable location between the I-5 and the bayfront, expansive outdoor storage, and direct rail service via BNSF, this property offers a rare blend of functionality and long-term value,” said Pourcho. “It’s adjacency to the Chula Vista Bayfront development, and proximity to major infrastructure make it a strategic opportunity in one of Southern California’s most supply-constrained industrial markets.”
