In a recent property trade in San Diego’s Normal Heights neighborhood, a 1.7k sf retail building sold for $1.75 mil, or just over $1,000/sf. The freestanding building features a long-term triple-net lease with a nationally recognized food and beverage tenant.
The building is located at located at 3352 Adams Ave, just east of I-805. Positioned under the iconic Normal Heights sign on a signalized corner along the Adams Avenue corridor, the property benefits from exceptional visibility, strong pedestrian traffic and proximity to a diverse mix of local amenities.
CBRE’s Reg Kobzi, Joel Wilson and Michael Peterson represented the seller, Corner Properties, in the transaction. The buyer, 3352 Adams LLC, a California Limited Liability Company, was repped by Andrew Slade of CIRE Partners.
“This transaction reflects continued investor demand for well-located, net-leased retail assets in infill San Diego neighborhoods,” said Kobzi. “The property’s strong tenancy, long lease term, and high-traffic location made it a compelling investment opportunity.”
