Stanton Road Capital LLC has acquired Expo Way Otay Mesa, a 7.43-acre infill industrial outdoor storage (“IOS”) site located in San Diego’s Otay Mesa submarket. The price was not given out.
The site’s location near multiple U.S.–Mexico border crossings, including the Otay Mesa II Port of Entry (slated for completion in 2027), positions the property to benefit from increasing cross-
border trade volume. Rapid vertical industrial development throughout Otay Mesa has significantly reduced the supply of available IOS properties, leading to strong tenant demand.
Currently vacant, the property will undergo immediate capital improvements, including resurfacing, enhanced security measures and upgraded road access. Leasing efforts are already underway.
