In a San Diego commercial real estate trade, Juniper Ridge Partners bought Bay Bridge Center, a 38.3k sf, mixed-use flex property for $10.45 mil ($273/sf). The property is located at located at 1943–1995 Main St, just west of I-5 by the San Diego – Coronado Bridge, in an area that is home to the Port of San Diego, Naval Base San Diego, and major employers such as NASSCO and BAE Systems.
Bay Bridge Center is a five-building, multi-tenant project situated on 2.12 acres in San Diego’s highly sought-after Harbor/Downtown submarket. The property features 400 feet of frontage on Main St and Harbor Dr, secure yard areas, and a strategic location adjacent to a San Diego Trolley stop with immediate access to Interstate 5.
Currently 100% leased to six tenants, including San Diego County Schools and high-end audio manufacturer Wrensilva, the property has maintained a near-continuous full occupancy record over the past 30 years. With a tenant mix that spans public, nonprofit, and light industrial users, Bay Bridge Center demonstrates well-located urban asset flexibility and staying power.
