RojoWood Lumber & Building Supply purchased an industrial outdoor storage (IOS) property in San Diego for $3.8 mil. The property, located at 6975 Camino Maquiladora, south of Brown Field Municipal Airport between Otay Mesa Rd and Hwy 905, includes a 6.2k sf industrial building on a 1.2-acre excess yard for outdoor storage of vehicles, equipment, and materials.
The asset was sold by Steel Peak, who originally acquired the property in December 2024 for $2.62 mil. The company made significant improvements to the property since the acquisition. This was Steel Peak's first exit out of their five-property portfolio of IOS facilities in the San Diego market.
Rob Hixson and James Hixson of CBRE represented Steel Peak in the sale. Ramin Salehi of CBRE repped the buyer in the transaction.
“Selling to an owner-user just months after our acquisition confirms the strong demand for IOS properties in undersupplied markets like San Diego,” said Blake Rodgers, Steel Peak Principal. “In just a few short months, we were able to implement our value-add business plan and exit for a strong profit to a company that will be occupying the facility for the long-term.”
