A 17.1k sf, freestanding industrial building in San Diego’s Miramar area traded for $7.4 mil ($433/sf). The property is located at 6130 Nancy Ridge Dr, east of I-805 and north of Miramar Rd.
The buyer was Heritage Global Partners, a leading full-service auction, liquidation, and asset advisory firm. Move in is scheduled for late 2025.
JLL’s Chris Baumgart represented Heritage Global Partners in the transaction. Tom Nicholas of Colliers repped the seller.
Over the past 12 months, Central San Diego has experienced a 40 percent increase in the number of owner-occupied building sales over the previous year,” said Baumgart. “Local confidence is robust, while interest rates for such sales have remained stable. This transaction not only reflects the resilience of San Diego's business community but also signals potential economic growth and job creation in the area, despite broader economic uncertainties."
According to JLL’s Q4 2024 San Diego Industrial Insights Report, the Central San Diego industrial fundamentals remain fairly stable with 5.6% vacancy and limited supply under development.
