A freestanding, 5.5k sf industrial building in San Marcos traded for $2.05 mil ($373/sf). The property, located at 110 Venture St, was acquired by North City Enterprise LLC acquired the building for the expansion and relocation of its business.
JLL’s Chris Baumgart represented the buyer in the transaction. Chris Nelson of Mathews REIS repped the seller.

According to JLL’s Q3 San Diego Industrial Insights Report, North County San Diego industrial fundamentals remain fairly stable with 6% vacancy and 56.2k sf of quarterly net absorption.
