Eldridge Enterprise Holdings LLC paid $1.74 mil for a 4.4k sf ($395/sf) industrial building in Carlsbad. Eldridge will use the building, located at 3226 Grey Hawk Court, to expand its communication technology company. Move in is expected in 2025.
JLL’s Chris Baumgart represented the buyer and the seller, Grey Hawk 3226 LLC, in the transaction.
"In the fourth quarter of 2024, we observed a significant uptick in sales activity, primarily for owner-occupied real estate in North San Diego County,” said Baumgart. “This recent transaction exemplifies this trend, presenting an opportunity for the buyer to grow and expand their communication technology business in the region. This pattern of acquisitions suggests a robust confidence among local businesses in their future growth and a strategic move towards securing their operational bases.”
According to JLL’s Q3 San Diego Industrial Insights Report, North County San Diego industrial fundamentals remain fairly stable with 6% vacancy and 56.2k sf of quarterly net absorption.
