Express Dry Buys Escondido Industrial Building in $4.4 Mil Deal

Express Dry has acquired a 14k sf freestanding industrial building located at 1449 Simpson Way in Escondido for $4.38 mil ($313/sf). The new building will be used for the company’s expansion in Escondido.

1449 Simpson Way is located in the heart of North San Diego County and just minutes from I-15 and California 78 freeways, providing convenient access to neighboring communities. The building offers a fenced yard for secure parking and storage, heavy power, 17-foot clear height and two dock doors.

JLL’s Chris Baumgart represented the buying entity, Expressunits1449 LLC. The seller, Marky Sparky Toys, was repped by San Diego Commercial.

"The Escondido submarket of North San Diego County continues to be highly desirable for industrial users with current vacancy around 2.5%,” said Baumgart. “1449 Simpson Way provides the buyer with good warehouse functionality and outside storage to secure equipment and vehicles.
