A 21.3-acre industrial site in Holtville, CA was purchased by an unnamed owner/user in a $4.2 mil deal. The property is located at 2255 Melon Rd, 10 miles east of El Centro and just north of the U.S./Mexico international border in Imperial County.
Currently a cooler facility, the property consists of 101.7k sf of industrial building improvements, comprising 57.3k sf of cooler space, two shop buildings, and office space. The buyer’s plans for the facility have not yet been revealed.
The property provides great access to both the Interstate 8 and Interstate 10 corridors making it a convenient location for the buyer.
Matt Davis, Melanie Haynes and Shannon Whitfield with Cushman & Wakefield’s national Land Advisory Group and based in the firm’s San Diego office represented the seller, JK Management Inc, in the transaction. According to Davis, the property features well maintained, pre-engineered metal buildings coupled with an expansive land area with outside storage and truck parking areas.
