A 27k sf, freestanding office/medical project in Escondido was purchased for $8.1 mil ($300/sf) by The Elizabeth Hospice, an owner/user. The two-story property is located at 800 W Valley Pkwy, just east of I-15.
The Elizabeth Hospice has been providing medical care and grief support to patients and families dealing with the challenges associated with an advanced, life-limiting illness for over 40 years. The buyer will initially occupy 80% of the building with plans to occupy the entire building as the existing tenants vacate.
Peter Curry, Mark Avilla, Bob Cowan and Matty Sundberg with Cushman & Wakefield represented the seller, a private local investor, in the transaction. Don Zech, Nick Zech and Matt Orth of CDC Commercial repped the buyer.
“This is a beautiful, high image building with modern interior and exterior design that provides a nice and comforting environment,” noted Avilla. “The location is also easily accessible near Interstate-15 and State Route 78, while there are a variety of amenities surrounding the property.”
