Murphy Development Company (MDC) has started construction on Phase II at Brown Field Technology Park (BFTP), a 52-acre corporate industrial park that flanks SR-905 at the Britannia Boulevard on/off ramp in the Otay Mesa area of San Diego, California. This second phase will include two speculative industrial buildings, Building 1, a 102.1k sf building and Building 2, a 101.1k sf building. Completion of the two buildings is scheduled for the third quarter of 2023.
These state-of-the-art buildings will feature 32 -foot clear heights, 4,000 amps of 277/480 volt power, manufacturing sewer and water capacity, ESFR sprinklers, concrete truck courts, wide column spacing, and high dock door ratios designed for distribution users. The buildings can accommodate a variety of requirements ranging from 30k sf to 203.2k sf.
JLL’s Andy Irwin, Joe Anderson and Greg Lewis are overseeing leasing of the two buildings.

In addition to these two buildings, MDC recently completed Phase I of Brown Field Technology Park and subsequently sold Phase I to Hines. Phase I includes two buildings totalling 229.7k sf. Both buildings are fully leased to Home Depot and other corporate tenants.
BFTP is ideally located on the main freeway into Otay Mesa, adjacent to Brown Field Airport. Its flexible design allows for industrial, R&D, office, manufacturing and corporate engineering buildings.
