Rockefeller Group has acquired 11.57 acres in Chula Vista, with plans to begin construction in June 2022 on three buildings totaling 201.2k sf of industrial space. The project, Heritage Industrial Park, is Rockefeller Group’s second development in South San Diego following the successful completion and sale of Airway Industrial Park, a 135.6k sf distribution center located in Otay Mesa.
Heritage Industrial Park is expected to be completed by Winter 2023. Rockefeller Group acquired the land from Carlsbad-based HomeFed Corporation.
Heritage Industrial Park, located along Heritage Rd in Chula Vista, will include buildings of 104.9k sf, 55.7k sf and 40.6k sf in size. Each building will be developed on a separate land parcel and will be offered for lease or sale.
“Chula Vista, with its expanded infrastructure including road improvements and a growing economy, is an ideal location for businesses to locate or expand,” said Mark Hilton Carpenter Jr., Associate Director for Rockefeller Group’s West Region. “The market is seeing 40k sf -200k sf distribution buildings in the market be absorbed quickly and we fully expect to find tenants or buyers prior to completion in 2023.”
Michael Mossmer of Voit Real Estate Services represented Rockefeller Group in the acquisition of the land as well as the marketing of the project, which will be available for lease or sale. The buildings were designed by SCA Architects, engineered by Kimley-Horn and the general contractor is TFW Construction.
