M2 Ingredients Leases 155k sf Vista Industrial Facility

6/30/21

M2 Ingredients inked a long-term lease of a 155k sf, Class A industrial building in Vista. M2, a leading producer of certified 100% organic, whole food mushroom powders, will use the new facility as the company’s corporate headquarters and main warehouse for the manufacturing and distribution of their whole food mushroom powders.

Located at 1395 Park Center Dr, the freestanding Class A building is situated on nearly eight acres. The property features 20k sf of high-quality office space, 26-ft clear height, eight grade- and four dock-doors, heavy power, skylights, and secure fenced yard.

Positioned at the prominent corner of S Melrose Dr and Faraday Ave/Park Center Dr, the location provides strong identity and easy access from major nearby roadways and is convenient to an abundance of retail amenities and services. Its strategic location is positioned midway between I-5 and Hwy 78 and I-15 and is also proximate to the McClellan-Palomar Airport.

Aric Starck and Brant Aberg with Cushman & Wakefield represented the landlord, Alpha Industrial Properties, in the transaction. The tenant was repped by Marko Dragovic, Tim Moore and Isaac Little with Lee & Associates.

“We continue to see steady demand from industrial users in San Diego, particularly for high quality, well located product,” said Aric Starck, Vice Chairman. “According to our latest research statistics, San Diego saw nearly 700k sf of net occupancy growth in the first quarter of 2021, fueled by North County and led by growth in the distribution and manufacturing segments.”
