Roughly half of the 18k sf first phase of retail space at The Row at Civita has been leased or is currently under negotiation. The project, a development of Sudberry Properties, is located at 7995 Civita Blvd, at Russell Park Way in San Diego’s Mission Valley.
El Tianguis Rolled Taquitos has leased a 1.4k sf space at the property. This will be the third fast casual restaurant for the San Diego-based chain, which specializes in meat and vegan taquitos in a festive atmosphere reminiscent of “el tianguis” or traditional markets in Mexico.
Southpaw Veterinary, a family-owned and operated clinic, has leased 2.1k sf of space located adjacent to El Tianguis. Both tenants are scheduled to open in the fall. Additional leases are being finalized.
This initial phase of The Row at Civita is located in Purl, a mixed-use residential neighborhood with 434 apartments and extensive recreational amenities. The retail site consists of 18k sf of space at street level, divided into nine storefronts that range from approximately 1k sf to nearly 4k sf, including two prominent restaurant spaces with wrap-around patios for outdoor dining.
All of the suites feature excellent visibility, convenient parking and ceilings that average 18’ tall. The individual storefronts can be combined to meet the needs of tenants, according to Steve Avoyer, of Flocke & Avoyer Commercial Real Estate, which is leasing the property.
LA Fitness has leased a 37k sf site in a neighboring building on Russell Park Way, also developed by Sudberry Properties. An opening date has not been determined.
While leasing proceeds on the first phase, Sudberry Properties is planning the future phases of The Row at Civita, a shopping, dining, entertainment, hospitality, office and residential destination that will stretch from Russell Park Way to Qualcomm Way along Civita Boulevard, incorporating the equivalent of nine city blocks.
The Row at Civita is designed for approximately 380k sf of retail, dining and entertainment venues; 170k sf of office space; up to 735 residential units; and a hotel with up to 150 rooms. The mixed-use development is planned to include a grocery store, movie theater, restaurants, shops, services, outdoor dining venues, gathering spaces and beautifully landscaped plazas with dramatic water features.
