AppFolio, a mobile property management software provider, signed a long-term deal for 40k sf of space at Sunroad Centrum, an 11-story, Class A office tower in central San Diego. AppFolio will occupy the first and second floors of the 279.8k sf tower, located at 8620 Spectrum Center Blvd in the city’s Kearny Mesa submarket.
Cushman & Wakefield’s Derek Hulse and Brett Ward represented the landlord, Sunroad Enterprises, in the transaction. Terms of the lease were not disclosed.
Ownership is in process of completing a modernized indoor/outdoor event space and lounge, a new meeting/conference center, a new fitness center, and a new building arrival and lobby experience. The building also resides within the master-planned Spectrum community that features over 2,500 residential units and counting, a two-acre park and an abundance of surrounding retail, restaurant and fitness services.
Adjacent to the office tower, Sunroad Enterprises is nearing completion of its new high-end apartment community Vive Lux, expected to be finished in mid-2021. Vive Lux will be a fully amenitized community featuring a 2.5k sf gym, open-air lounge on the 5th floor, wine tasting room, cabanas, pool and pool room, hot tub, game room, activity center, concierge services, dog spa, bike storage, work center, private work room, and conference center. The apartment leasing center will also be on site.
According to the developer, the goal of Sunroad Centrum was to provide San Diego with a true mixed-use experience that would offer office tenants convenient, walkable housing options next door to their place of work in addition to amenities typically reserved for the apartment residents.
