A 7.5k sf, AutoZone-anchored retail building in Escondido sold for $2.58 mil ($344/sf). Built in 1986, the property is located at 440 West Felicita Ave, east of I-15 at Centre City Pkwy.
The retail center was 100% leased to three tenants, AutoZone, Marcus Liquor and Felicita Spa, at the time of sale. The property offers 24 parking spaces and is situated at one of Escondido’s major retail intersections. Other prominent tenants in the immediate area are CVS, Walgreens, McDonald’s, Vons and Trader Joe’s.
CBRE’s Joel Wilson, Reg Kobzi and Michael Peterson represented the buyer and the seller, both private investors, in the transaction. According to Wilson, AutoZone has been a tenant at the center since 1998.
