A two-building, 53.2k sf creative office campus in Carlsbad has just been put on the market. The property, lift, was constructed in 2019 and is a mixed-use, office and retail project in the heart of San Diego’s North County. The asking price is $28.5 mil, which works out to $535/sf.
The campus covers 4.43 acres and consists of a 19.4k sf building at 6021 Innovation Way and a 37.8k sf structure at 6023 Innovation Way. The asset is 96% occupied by two prominent companies - Honma Golf and Ezoic - providing these firms with a strong corporate identity in the region.
Equipped with top-of-the-line amenities that satiate the demands of modern companies, lift features a sky deck with ocean views, three restaurant suites, a gated dog zone, scattered cabana seating, a movie screening wall, multiple outdoor fire pits, a BBQ area, and large private shaded office patios. The project is located adjacent to Bressi Ranch’s 200k sf of walkable retail amenities and within a 10-minute drive of the Pacific Coast and I-5.
The asset is being sold by the property developer, RPG, formerly known as RAF Pacifica Group. Cushman & Wakefield’s Aric Starck and Drew Dodds are leading the sales efforts. Steven Hildebrand and Ben Schwartz, also with C&W, are providing financial analysis and debt & equity financing services.
