Industrial Building in Vista Sells for Record $217/sf

A single-tenant, 10.9k sf industrial building in Vista traded hands in a $2.375 mil transaction. The transaction works out to a record setting price of $217/sf for an industrial building in Vista.

The building is located at 2540 Pioneer Ave, south of Hwy 78 on the east side of Sycamore Ave. It is occupied by Arrow Pipeline, which recently signed a new five-year lease.

JLL North San Diego County team of Chris Baumgart and Steven Field represented the seller, 4S Properties / Saddleback Associates. The buyer, D&D Vista LLC, was repped by Rusty William and Chris Roth of Lee & Associates.

“The North San Diego County industrial market continues to see pricing grow, especially with very little development and record rents,” said Baumgart.

Field went on to say "The North County industrial market is very tight. Vacancy is currently at below three percent with a limited amount of properties on the market for sale."
