Renovate America has leased 160k sf of office space for seven years in a recent deal in Rancho Bernardo. The lease, reportedly one of the largest office leases in San Diego so far for 2016, is at Rancho Vista Corporate Center, located at 16409 West Bernardo Dr, west of I-15 off Bernardo Center Dr.
With this deal, Rancho Vista Corporate Center is now 100% leased. It features office and R&D buildings, totaling 782.2k sf, on 67.5 acres. The three-story building that Renovate America is moving into features efficient floor plates and up to 16-foot ceilings throughout the space.
The owner, Swift Real Estate Partners, plans to spend upwards of $12 mil on the building’s interior space to create an employee-centric environment. They also intend to invest $6.6 mil on the construction of an adjacent 10k sf building and other exterior improvements for Renovate America. Swift plans to execute a campus-wide repositioning that will include new campus entry ways, an activity center with sports courts, outdoor collaboration areas, a new indoor workout facility, and revitalizing the 15.6k sf café, conference center and courtyard.
CBRE’s Brad Black represented Swift Real Estate Partners, who recently acquired Rancho Vista Corporate Center from Hewlett-Packard. Courtney Murphy, Andrew Ewald, David Viani and Bill Dolan, also with CBRE, repped Renovate America.
Renovate America is the nation’s largest provider of residential PACE financing, an innovative way for owners to make qualified home energy and efficiency improvements. The company employs around 670 staff and is currently located in two different buildings in Rancho Bernardo. They will be consolidating and establishing their corporate headquarters at Rancho Vista Corporate Center in September of this year.
