Construction of Nexus University City Science Center, a new, $54 mil biotech campus at the northwest corner of La Jolla Village Dr and I-805 in San Diego’s University City area, is well underway. The two-building, two-story development, totaling approximately 161.9k sf, is prominently visible from I-805 as well as La Jolla Village Dr and within walking distance of the Westfield regional shopping mall.
Occupancy of the first building, consisting of 58.9k sf, is anticipated by first quarter 2009. San Diego-based Nexus Properties Inc is the project developer. As soon as the first building is complete, Nexus will focus on developing the Phase II facility, which will consist of 103k sf.

“Nexus is a leader in the development of biotech research facilities with more than one million square feet in the county,” said Tom Mercer of Colliers International, a member of the leasing team. “Nexus has constructed multi-tenant and build-to-suit laboratory facilities to serve the needs of numerous life science companies such as Ligand Pharmaceuticals, Johnson & Johnson, Amgen and Neurocrine Biosciences as well as incubator facilities for smaller biotech companies.”
The new science center is designed to accommodate both life science and R&D tenants and features space suitable for vivarium, computer lab, NMR rooms and ancillary uses. “Tenant demand for this product type in the UTC market has been historically strong and should continue given the increase in biotech venture funding,” added Michael O. Reidy, also with Colliers International.
Nexus University City Science Center features high-image building signage, subterranean parking, lush landscaping, as well as build-to-suit opportunities. Sited along one of the most well traveled thoroughfares in San Diego, the project’s central location equates to ease of access and less travel time for tenants, clients and employees.
An experienced biotech / life science design and construction team, headed by project architect Pacific Cornerstone Architects, is available to assist tenants in customizing their space. In addition to Mercer and Reidy, the Colliers leasing team for the project also includes Chad Urie.
