The Irvine Company has completed work on the third and final phase of Spectrum Terrace, a 1.1 msf office campus within the Irvine Spectrum. Located at the confluence of I-405 and Hwy 133 in Irvine, the state-of-the-market development boasts a unique indoor/outdoor work environment.
Consisting of nine buildings constructed of all glass, the campus offers tremendous mountain and skyline views. Tenants can enjoy an Olympic-size swimming pool and extensive outdoor spaces.
This latest phase consists of three, four-story buildings containing 345k sf. Also just added is the Terrace Pool, a unique gathering area featuring meeting-ready cabanas and poolside refreshments.
Tenants at Spectrum Terrace can also access The Commons, an outdoor gathering area that offers shaded workspaces along with a KINETIC™ fitness center, and Terrace Kitchen + Bar, featuring upscale dining options with rotating culinary stations, artisan coffee bar, wine and craft beer; and Venue, a fully equipped meeting and events space with folding glass walls that open up the conference room to the outdoors and attached catering kitchen, coffee bar and grab-and-go counter.
As of this writing, the new project is roughly 80% leased and enjoying significant interest from other possible tenants.
