Eberhard Equipment Spend $8.6 Mil on OC Industrial Facility


Eberhard Equipment picked up a 9.8k sf industrial facility in Santa Ana for $8.6 mil, or $879/sf. The building, located at 2506 S Harbor Blvd within Orange County’s Central industrial submarket, was sold by a trust.

Built in 1956 and refurbished in 2019 the free standing single-story industrial building features concrete tilt-up construction, a new roof, skylights, and a 10.4% building-to-land coverage ratio. The property sits on 2.15 acres and is zoned M1, Light Industrial. The site is fully fenced and paved, and the improvements are in good condition. At the time of the sale the industrial facility was 100% leased to Eberhard Equipment a tractor dealership which has occupied the facility since 1977.

David Knowlton and Steve Ehrich with NAI Capital represented the seller in the deal. The buyer was repped by Greg Diab and Jack Haley of Lee & Associates.

Knowlton noted, “The buyer, who is also the tenant, benefitted from a long term, below market lease which resulted in a favorable sale price.”
