Irvine Ranch Water District has broken ground on a new 70k sf, creative office community in Irvine. Named The Source H˛O as a creative identifier to the project location, the two-story, state-of-the-art office campus at 15550 Sand Canyon Ave is adjacent to the Irvine Ranch Water District Headquarters, off Waterworks Way in the heart of Irvine Spectrum.
The project features a two-story atrium design across a 13.5-acre site with over-standard parking, eight points of ingress/egress, and a seamless transition between indoors and outdoors with a unique bi-fold glass wall system. Amenities will include a fitness area, sport court, game terrace, and a rooftop deck to promote camaraderie and socialization.
Kevin Turner and John Gallivan with Cushman & Wakefield’s Irvine office, in collaboration with Michael Hartel of Colliers International, serve as the exclusive leasing agents for The Source H˛O on behalf of Irvine Ranch Water District. The project was designed by architecture firm Ware Malcomb. KPRS Construction Services Inc is building the campus.
“The Source H˛O checks all the boxes for today’s creative office users, notably the connectivity between the indoor and outdoor amenities,” noted Turner. The project is slated for completion in Q4 2019.
