Eden Fertility Management LLC signed an 11-year lease for 19k sf of medical office space at Newport Heights Medical Campus, a newly built, Class A medical campus in Newport Beach. The lease value was not given out.
Built in 2017, Newport Heights Medical Campus totals 60k sf and is located at 20350 to 20360 Birch St. Newport Heights Medical Campus is well-located in an affluent infill area that is a short drive to other major medical centers including Hoag Hospital-Irvine. With this latest lease, the Newport Heights campus is now 100% leased.
Michael Dettling with Avison Young represented Eden Fertility Management, a provider of comprehensive clinical, administrative and business development services to both small and large in vitro fertilization (IVF) practices. The landlord, Newport Heights Ventures LLC, was represented by Bryan McKenney of Cypress West Partners.
“With only about 7% vacancy in the Newport Beach medical office market, finding large, contiguous class A medical space in upscale neighborhoods is difficult,” comments Dettling. “While this is the first office site for Eden Fertility, we are working with the tenant to identify and negotiate several additional locations in various regions throughout Southern California. Each regional site will include clinic space for physician offices, patient-examination rooms, a surgery center and an IVF lab.”
