Shea Properties Starts Construction on 500k sf OC Industrial Development

8/21/18

Shea Properties has started construction on Shea Business Center, a new, state-of-the-art industrial park located on the former ITT site on Dyer Rd in Santa Ana. The recently acquired property will offer approximately 500k sf of Class A Industrial space, consisting of nine buildings, and is anticipated to be available for occupancy in October 2019.

Demolition on the ITT site is underway now, while construction of the nine new buildings will begin later this year. The center is designed to accommodate up to six small tenants and up to three large tenants, with the flexibility to combine buildings for anyone with more significant space requirements.

The buildings will feature dock-high and ground-level loading doors, ESFR sprinklers, concrete truck courts, gas service to all buildings, potential private yards, ample power and 28’ to 30’ clear heights. The site will feature drought tolerant landscaping, bicycle racks, enhanced outdoor patio areas, benches and pathways, as well as power for electric vehicles.

Shea Business Center is situated on East Dyer Rd and Alton Ave, just off the 55 Fwy with immediate access to Interstate 5. Located between Long Beach and Los Angeles to the north and San Diego to the south, the new center fills a much needed gap for businesses looking for an Orange County presence.

John Griffin and Max Wang of Cushman and Wakefield will handle the leasing for the project.
